We had another strong seller’s market, with 77 total homes and condos closed in the month of July, according to our MLS. “In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the seller’s market zone, so watch for changes in the market action index. If the market heats up, prices are likely to resume an upward climb, “according to the July report form Altos Research. Recently, prices have remained stable over the last month, with the median price of single-family homes was in the mid $800,000 range at an average price of $393 per square foot. The median price for condos was in the mid-$500,000 range with an average price of $404 per square foot. We are seeing average days on market for single-family homes with a slight increase at 46 days and condos with a slight decrease at 26 days. Currently in the MLS, as of this report, there are a total of 78 homes for sale in Aliso Viejo of which 38 are single-family residential and 40 condos.
We are expecting August to remain a strong month for homes sales as we head to the middle/end of summer.
